THE CHALLENGE
Over two decades ago, a national owner/developer (Garden Communities) began construction of a large multi-family home project (built in three phases) on the north side of San Diego, CA named Costa Verde Village. In addition to the multiple story wood-framed buildings, the project included over 300,000 square feet of concrete surface that was used to construct balconies, walkways, and pool & parking decks that would need to be protected. The challenge was in determining the best way to provide ‘long-term’ protection for this development, while also staying within budget … and helping the project stay on schedule.
THE SOLUTION
After considering many of the standard water repellants that were being used at the time (concrete sealers or liquid surface coatings), the decision was made to use a product that actually waterproofs the concrete matrix itself … TechCrete 2500 Waterproofing Agent. The combination of cost-effective, long-term protection provided by this gel-forming technology … and the rapid installation that is typical of Alchemco waterproofing systems made this an easy decision for the owner. The fact that TechCrete 2500 is extremely environmentally friendly … having no V.O.C.’s and being potable water certified, just added to the benefits of using this award-winning waterproofing technology. This development is now in its third decade of being protected by TechCrete 2500, with no re-application or interim maintenance needed.
THE RESULTS
All three phases of the project went smoothly, and the fast application rate of TechCrete 2500 was a solid contributor to keeping this construction project on schedule. The gel-forming technology of this award-winning product has been successfully protecting 300,000 sq. ft. of concrete at this high-end residential development for over two decades now. This long-term protection will extend the normal service life of the complex by decades.
